19.06 — Building Maintenance Worker I


Person in this position performs skilled work in the maintenance of building repairs, janitorial duties, and yard maintenance.  An employee in this class is responsible for performing a variety of skilled and semi-skilled tasks in the maintenance and repair of electrical and performs a variety of maintenance and repair tasks requiring knowledge of building trade skills. Duties require the application of journeyman level skills in several trades, particularly of the mechanical, electrical, carpentry and plumbing variety. Work may also include the operation of various motorized equipment used in repairs, refurbishing, and remodeling. Assignments are received from the Building Maintenance Supervisor. Independent judgment is exercised in accordance with established procedures and practices of the trade. Work is performed under limited to general supervision and is evaluated through observation and overall efficiency of duties performed.

  • Performs preventative maintenance on air conditioners and heating system; building structure and equipment.
  • Performs varied mechanical electrical, carpentry, plumbing, and other building maintenance tasks as required.
  • Ensures work is done according to plan specifications.
  • Performs maintenance, adjustment, and repairs to a variety of office and building equipment and furnishing as needed.
  • Maintains inventory of needed supplies, materials and equipment.
  • Performs janitorial duties on a daily basis to include cleaning of windows, doors, and floors not to exclude waxing, stripping and buffing on appropriate floors, vacuum, shampoo, and maintenance on carpeted areas.
  • Maintain grounds around office building, including but not limited to shrubs, grass, parking lot, sidewalks, and flower beds.
  • Performs other related work as required/assigned.

Essential Job Requirements


  • Working knowledge of the procedures, materials and equipment related to heating and cooling, welding, masonry and painting trades.
  • Knowledge of common practices, tools, methods, and techniques used in maintenance work.
  • Able to perform mechanical, electrical, carpentry, plumbing, and yard maintenance tasks related to maintenance, remodeling, and/or refurbishing.
  • Able to operate motorized equipment.
  • Ability to understand and follow oral and written instructions in such forms as blueprints and plan specifications.
  • Ability to read and understand labels and to follow oral and written instructions concerning the safe and proper use of materials.
  • Knowledge of safety precautions and occupational hazards as related to stated duties.
  • General labor work with some experience in the operation of assigned equipment.
  • Ability to perform manual labor for extended periods of time.
  • Ability to communicate effectively (Bilingual English/Spanish preferred).
  • Must possess a valid TX Driver’s License
  • High School Diploma or GED
